Capital Projects Update
Associate Village & Airport Terminal
As summer draws to a close and anticipation builds for the upcoming season, the Club is excited to share significant progress on the two major capital projects that began only four months ago. After a summer spent building the foundations for the new Airport terminal and Associate Village building, the structures of these facilities are beginning to take shape. What follows is a closer look at the milestones achieved and what’s on the horizon for these two important Club projects.
Associate Village
Construction on the Associate Village project began May 1, 2024 with the demolition of the existing Associate housing building. Since then, a storm drainage system has been installed and foundation piles have been completed. The project is successfully out of the ground, with the construction team now laying the first floor.
This month, the project reached its first milestone – installation of the first floor planks. The construction team is now focused on building upwards to the second floor, with plans to pour the concrete for the first floor in two weeks – another significant achievement on the timeline.
With the project tracking on time, it’s expected that the outer shell of the building and the roof will be intact by late December 2024, at which time work on the interior of the building will begin. This project will continue through season with an anticipated completion date of June 2025.
Once complete, the Associate Village will boast a new building housing 150 rooms for seasonal Associates, a new cafeteria, and more, as well as a grass field for Associate recreational activities. It also eliminates the need for housing in Florida City and the multiple daily trips on Card Sound Road.
Airport Terminal
Construction of the Airport Terminal also broke ground in May 2024, at which time a temporary Airport facility was set up so all Airport services could remain fully operational for Member use. Following the demolition of the existing terminal and subsequent foundation work, the project has also successfully moved above ground, reaching a significant milestone last week.
Construction this month has focused on the elevator shaft foundation and waterproofing. Currently, the team is installing precast flooring in preparation for the main floor of the terminal next week. The outer shell of the building is expected to be erect by late fall, keeping the project on time for a spring 2025 completion.
Once complete, the new terminal will improve safety and runway visibility from the terminal, while also enhancing the experience for Members, pilots and Associates.
